This project involves the interior build-out of a sperm donation clinic and laboratory on the ground floor of an existing commercial building at 10390 Santa Monica Boulevard in Los Angeles, California. The renovated space will include a reception area, break room, research lab, exam rooms, offices, and support spaces, while existing restrooms and the pantry will remain. The scope of work is based on project files and communications received on September 19, 2024. Laboratory and equipment specifications will be provided by other consultants. The total interior renovation area is approximately 5,300 square feet.
Electrical Engineering
Our electrical design services focus on providing a complete interior electrical system tailored to the clinic and lab build-out. This includes reviewing as-built drawings, observing existing site conditions, and determining the tenant point of connection for electrical service. While some existing conduit and feeder information may require further investigation, the design scope covers interior lighting circuiting plans, lighting control diagrams for Title 24 compliance, emergency egress lighting layouts, power circuit plans for general and MEP loads, and single-line diagrams. Additional services include voltage drop and short circuit (AIC) calculations, coordination for 120/208V systems, empty conduit layouts for low-voltage systems, and conduit provision for Security and IT cabling. Lighting fixture layouts, low-voltage device specifications, and normal-condition photometric calculations are excluded and provided by others.
Mechanical Engineering
Mechanical design services include reviewing existing drawings and site conditions, developing zoning diagrams for coordination, and designing all new HVAC equipment, including additional rooftop units. The scope also includes creating new air distribution layouts, specifying and designing supply and return diffusers, and providing state-required mechanical energy compliance calculations and forms to ensure efficiency, comfort, and code compliance.
Plumbing Engineering
Plumbing design services involve reviewing as-built drawings and existing conditions, and designing new plumbing systems to support the clinic and lab functions. This includes plumbing for breakroom and laboratory fixtures, exam room fixtures, and drainage for HVAC equipment. All designs are coordinated to meet code requirements and ensure seamless integration with other building systems.
