The 6531 Sepulveda Housing PHK project involves the adaptive reuse of an existing four-story hotel, converting guest rooms into permanent residential living units. The renovation reconfigures the building from 133 hotel rooms to 120 residential units, including primarily studio units along with select one-bedroom and two-bedroom units and a new two-bedroom manager’s unit spanning the third and fourth floors.
The project required MEP engineering for architects to support the conversion of hospitality spaces into long-term housing while maintaining efficient use of existing building infrastructure. The design approach focused on targeted system upgrades and coordination with the architectural renovation strategy to minimize disruption to existing building systems while delivering code-compliant residential environments.
MEP engineering services supported both interior renovations and exterior site improvements associated with the housing conversion. Electrical engineering included interior and exterior power distribution, lighting circuiting plans, Title 24 energy compliance documentation, emergency egress lighting calculations, and preparation of single-line diagrams with voltage drop and short circuit analysis. Electrical work also included coordination for new laundry facilities on each floor, motorized parking entry gates, and selective panel relocation or replacement.
Mechanical engineering focused on maintaining the existing PTAC HVAC systems while coordinating updated air distribution layouts, including new return and supply diffuser configurations for renovated units. Mechanical energy compliance calculations and documentation were prepared to meet Title 24 requirements.
Plumbing engineering included fixture revisions within residential units, development of plumbing riser diagrams, and coordination of utility connections with the civil and landscape design teams.
